A Performance Solution offers an alternative way to comply with the Building Code of Australia (NCC).
The NCC is a performance-based code. Compliance with its performance requirements can be achieved by either adhering to the prescriptive (deemed to satisfy) provisions of the Building Code or by preparing a performance solution. While a performance solution may differ wholly or partially from the Deemed-to-Satisfy Provisions, it must still meet the Performance Requirements and demonstrate how this compliance is achieved.

Pre-Development Advice – Application Management/Consultations

At Logic Performance Solutions, we provide expert building regulatory advice specifically for designers and developers in Queensland. We work closely with your design team and the Relevant Building Certifier (RBC) to ensure a smooth transition from pre-start to construction.

In Queensland, the RBC cannot provide design advice, making it essential for major projects to engage both a design Building Certifier and a certifying Building Certifier. Our services include, but are not limited to:

- Preliminary Design Advice: Guidance on designing buildings to meet the deemed-to-satisfy provisions of the building regulations (NCC).
- Performance Requirements Consultation: Collaborating with the project fire engineer to ensure compliance with the Performance Requirements of the NCC.
- Design Meetings, Participating in meetings with the design team to offer expert input.
- Architectural Review: Performing a detailed review of all architectural drawings.
- Design Advice: Providing advice on the necessary services required within the building.

Property Information - Due Diligence Reports

When buying or selling property, due diligence reports are crucial and include information on permits, final inspections, and current statements under the Building Regulations 2018, along with details on flood zones, termite risks, bushfire-prone areas, and snowfalls. Additionally, planning information, legal points of discharge for stormwater, and sewer connection details must be obtained. The process involves submitting an application form, relevant documents (including architectural drawings if needed), and fees to the Council, who will then review and provide the necessary approvals and information.
